Frame
Near the coast, the coating and the ground clearance decide everything.
We settle the coating, base frame and ground clearance before cutting steel. Around Jubail and Dammam, that is what decides whether the building is still sound in year five.

Envelope
In a 50°C summer the wall is your electricity bill, not your insulation.
The framed wall build-up, glass-wool core, window selection and pitched roof are fixed before production, because these details decide how hard the AC works after handover.

Floor
Templates are where upper floors get people in trouble.
A corridor, a room packed with bunks and a heavy equipment area are not the same load. We check the real floor use before quoting, so beam changes are handled before site work starts.

MEP
Wired to pass your client's HSE audit, not just to switch on.
DB, RCD, AC circuit, smoke alarm and plumbing routes are fixed in the drawing. Moving a drain or service route after the panels are up is the expensive kind of change.

A light steel frame house is built to your drawing, not pulled off a shelf, so its size and layout follow your site and your headcount rather than a fixed box.
Up to three storeys
A light steel frame house can go up to three storeys. The frame holds the upper floors, so you can house the same number of people on a smaller plot and pour less foundation. Where the land is tight, going up is usually the only way the camp fits.
Sized to ship without a special permit
Each unit is about 3.6 m wide, the widest a normal load is allowed on Saudi roads. Anything wider needs a special transport permit, which makes delivery slower and more expensive. At 3.6 m it travels as a standard load. Inside that width, the rooms follow your drawing.
You can change the layout later
None of the inside walls hold the building up. So if a site office needs to become a meeting room next year, you move a partition instead of rebuilding. The structure stays the same. Only the partition moves.
It sits on simple groundworks
Because the frame is light, it does not need a heavy concrete base. On good ground a plain slab is enough. On poor ground, or when the programme is tight, it sits on screw piles, which are steel posts wound into the ground in a day rather than waiting on concrete to cure. Either way there is less time and cost below the floor.

What Buyers Ask Before Ordering A Light Steel Frame House
These are the questions that come up in real enquiries from EPC procurement teams, Saudi contractors and regional project managers. Straight answers, no padding.
Essentially, yes. A portacabin is a light steel frame house. The term "portacabin" is the common name used across Saudi Arabia and the Gulf for a prefabricated building built on a cold-formed steel skeleton with insulated sandwich-panel walls. Light steel frame house is the technical name for the same structural system.
What changes between one portacabin and the next is the quality of the frame steel, the insulation thickness, how the MEP is handled, and whether the floor plan is built to your brief or to a supplier's standard catalogue. Those are the differences that actually matter on site, not the name.
The core difference is where and how it is built. A container house arrives as a largely complete unit from the factory: fixed dimensions, MEP already installed, ready to connect utilities and use. A light steel frame house is assembled on site from steel sections and sandwich panels, to whatever floor plan your project requires.
In practice: if you need 200 identical worker rooms and speed is the priority, a flat-pack container house is probably the right call. If you need a 15-room admin block with a specific layout, meeting rooms in certain positions, and wet areas in the right places, a light steel frame house gives you that flexibility. The two systems are not competing; they solve different problems.
You can specify your own floor plan. That is the point of the system. We work on a 3 m and 6 m structural grid, which gives flexibility in room dimensions, corridor widths, door positions, and wet-area locations without adding structural complexity.
The process: you tell us the building use, number of rooms, any wet areas, and your target floor area. We produce a layout drawing within 2–5 working days. You review and confirm. Production starts after sign-off, not before. If you already have a sketch or an AutoCAD file, send it. We will work from your drawing rather than starting from scratch.
Internal partition walls in a light steel frame house are non-load-bearing, so adding or removing a partition during the project is straightforward. It does not touch the structural frame. Changing an external door position is more involved but possible; it depends on where the opening falls relative to the structural columns.
The better approach: if you know a layout change is likely, tell us at the drawing stage. We can pre-design multiple door positions or future partition knock-out points into the structure at no extra cost. Doing it upfront is always cheaper than retrofitting.
Yes, and this is one of the reasons bolted connections matter. Our frames use bolted joints throughout, which means the structure can be taken apart cleanly without cutting or demolishing. The panels, doors, windows and frame sections can be numbered, transported and re-erected at a new location.
A few practical points to be aware of:
- Foundation type affects relocatability. We recommend screw piles or steel base frames rather than a concrete slab if you plan to move the building.
- Reassembly labour is roughly 60–70% of original installation time, not a quick job.
- Some consumable items, including PVC floor, sealant joints and certain fittings, will need replacement after relocation.
If relocation is a planned requirement, tell us at the design stage. It affects how we detail the base connection and MEP disconnection points.
The structural frame, hot-dip galvanised Q235/Q355 cold-formed steel, is designed for a service life of 15 to 20 years under normal occupancy. Steel does not rot, does not warp in heat, and is not affected by termites, which are real durability factors in the Gulf climate.
Wear items are a different matter. PVC floor finish, door hardware, window seals and electrical fittings typically need attention or replacement at 5 to 8 years depending on how hard the building is used. A camp housing 8 workers per room wears faster than a 2-person supervisor office.
We provide a maintenance schedule at handover. If the building is kept to that schedule and the structure is not compromised by water ingress or physical damage, 15+ years of productive use is realistic.
Yes, and this comes up regularly. We work with Chinese EPC contractors across Saudi Arabia and we understand the workflow. Practically, this means:
- BOQ-format quotations: line items in the format your procurement team expects, not a single lump-sum number.
- AutoCAD drawings: DWG files, not PDFs, so your engineering team can overlay them onto site plans directly.
- WeChat coordination: if your site team uses WeChat for daily updates, we can work on the same channel.
- Mandarin technical support: available for coordination calls and document clarification.

The 12-month structural warranty covers the steel frame, panel connections, roof and wall weatherproofing, and installed MEP provisions: any defect in materials or workmanship that shows up under normal use. It does not cover damage from impact, flooding from external sources, unauthorised modifications, or normal wear items like door handles and floor finish.
In practice, if something goes wrong, our Saudi-based team responds within 48 working hours. We hold spare panels, frames and fittings in local stock. You are not waiting for a shipment from overseas to fix a roof seal or a damaged panel. For remote sites, we can arrange transport and dispatch a crew same week in most cases.
After the warranty period, we offer a maintenance contract for ongoing inspections and priority response. Ask us about this at quotation stage if you are planning a long-term installation.
We handle the drawings. You provide the brief: building use, floor area, room count, any wet areas and floor count. We produce the floor plan, structural layout, and MEP route drawing within 2–5 working days, and share them with you for review before production starts.
If you already have a sketch or a rough floor plan from your client or PM team, send it. We will work from your starting point rather than asking you to re-describe it from scratch. For repeat building types across a project, such as identical office modules used at multiple locations, we produce a template drawing once and replicate it.
